Technical Specifications
GENERAL DESCRIPTION
TECHNICAL SPECIFICATIONS OF APARTMENTS – NICOSIA
STRUCTURE: The structure will be constructed of reinforced concrete. The entire construction will be carried out based on anti-seismic regulations. (No changes are accepted except by the Project’s Civil Engineer).
MASONRY: The external walls will be constructed with 25 cm thermal insulating bricks and the internal walls with 10 cm perforated bricks.
PLASTERING: Three coats of plaster will be applied internally. Externally, polystyrene insulation will be installed over the entire building for thermal insulation (external thermal façade).
PAINTING: Internally white emulsion paint. Externally Santex paint for exterior use (white color).
FLOORING
- Living Room / Dining Room / Kitchen: Ceramic tiles (€30/sq.m.)
- Bedrooms: Ceramic tiles (€30/sq.m.)
- Verandas: Ceramic tiles (€30/sq.m.)
- Bathrooms / W.C.: Ceramic tiles (€30/sq.m.) up to lintel height
- Kitchen Wall Tiles: Installed in the intermediate area where countertops exist. Tile height 0.60 m (€30/sq.m.)
SANITARY WARE: Allowance €2,000 for one-bedroom apartments and €4,000 for two- and three-bedroom apartments. (Includes WC, washbasin, bath mixer, shower mixer, basin mixer, sink, sink mixer, bathroom accessories).
CARPENTRY WORKS
- Entrance Door: Wood-finish cladded solid door, approved by the Fire Service. All entrance doors will be identical, selection by the Architect.
- Internal Doors: Veneered plywood (€380 each)
- Kitchens: Customer’s choice design – €3,000 (1-bedroom), €5,000 (2- & 3-bedroom apartments) including installation
- Countertops: Granite – €1,000 (1-bedroom), €2,000 (2- & 3-bedroom apartments) including installation
- Wardrobes: According to drawings. Carcass in white melamine and hinged veneered plywood doors (€220/sq.m. including installation)
- Handles: €400 allowance for wardrobes and kitchen cabinets
ALUMINIUM FRAMES: Anthracite colour with double thermal insulating glazing, MUSKITA MU3000 series (no changes accepted).
CENTRAL HEATING: Electric heating units, ATLANTIC F117P type, fully operational.
PLUMBING INSTALLATION: Pipe-in-pipe system for hot and cold water.
SOLAR WATER HEATER: 180 liters per apartment (brand VALENTINES).
A/C: Provision for piping only.
VIDEO INTERCOM: Coloured video intercom system for all apartments.
PRESSURE SYSTEM: Independent pressure system for each apartment (€250 purchase and installation).
BALCONIES: Glass railings installed on all balconies.
ELECTRIC SHUTTERS: Installed on all bedroom windows (architect’s selection – no changes accepted).
ELECTRICAL INSTALLATION
- Living Room: 6 sockets, 1 TV point, 1 telephone point, 2 lighting points
- Kitchen: 4 sockets and 6 heater points for appliances, 2 lighting points
- Bedrooms: 4 sockets, 1 TV point, 1 lighting point, 1 telephone point
- Corridor: 1 socket, 1 lighting point
ROOF INSULATION: 8 cm polystyrene for thermal insulation and 4 mm roofing felt for waterproofing.
PHOTOVOLTAIC SYSTEM: Provision for installation in two- and three-bedroom apartments.

- All materials will be supplied by the company’s partners.
